Calendar Stick Park Building Sold to Scottsdale-based Investor

PHOENIX, October 3, 2016 – Cushman & Wakefield announced today that 9221 E. Via de Ventura, located in Scottsdale, Ariz., sold to Scottsdale-based 9221 Icon, LLC for $2.5 million.

Larry Downey, Greg Mayer and Brett Thompson of Cushman & Wakefield represented the seller in the transaction, 40/86 Advisors, Inc. of Carmel, Indiana.

9221 E. Via de Ventura is a single-story office building, totaling 45,700 square feet. Built in 2015, the property is a single tenant opportunity featuring an open floor plan with quality construction and finishes.

“The property was lender-owned and the transaction closed in less than 30 days from opening escrow,” said Downey.

Located in Calendar Stick Park, the building is well-situated in central Scottsdale close to the Pavilions, Gainey Ranch and the McCormick Ranch community. The area offers the property close proximity to high-end residential, resorts, golf courses, dining and shopping areas. 9221 E. Via de Ventura benefits from the full diamond interchange at the Loop 101 Freeway and Via de Ventura, giving the property great freeway exposure and access.
